Jersey City Golden DoorThe 2017 average closed sales price for all condo units in downtown Jersey City now stands at $827,206 a 12.2% increase over 2016 when the average was $726,111.  This is the highest increase since 2010 when the average closed sales price was $438,249 a 0.9% over 2009.

The second highest percentage change was in 2014  when the average closed price jumped to 11% or $597,730 over 2013 of $531,784.

Jersey City Golden DoorThe median price for condos sold in April at 700 Grove St. Jersey City is $685,000 compared to $675,000 for those sold January thru March this year.

The median list price for April has decreased.   From January to March the median list was $669,000.  In April it was $649,999.

The average $ price per sq. ft has also decreased at 700 Grove.  In April the average was $528 compared to $536.50 during January to March.

The average sold price for condos that changed owners April 1 – 24 is up to $858,650 compared to condos sold the same period last month in downtown Jersey City.  In March 1 – 24 the average sold price was $825,096.  For the month of March 1 – 31 the average was $838,250.

The average days on the market has decreased to 30 for April 1 – 24 compared to 38 during March 1 – 24.  For March 1 – 31, the average days on the market was 35.

Over the past 30 days only 24 condos changed hands compared to 34 for March 1 – 24.

Sold March 2nd at 20 Newport Parkway unit #1511 @ $834.64 a sq. ft., or $1,060,000.   This is the lowest $ per sq. ft. compared to the units sold in the last 6 months at the Shore Club South downtown Jersey City.

Sold February 27 @ $853.93 a sq. ft., or $1,140,000, unit #1812, 1335 sq. ft., 2 bedroom 2 bathroom.

Sold November 10th, 2016 unit# 2507 @ $966.29 per sq. ft., or $1,290,000.  Sold September 1, 2016, unit #2703 @ $913.69 per sq. ft., or $767,500.

With 4 condos sold so far in 2017 at the exclusive 77 Hudson Jersey City waterfront condominium address, the average price per sq. ft is $1117.46.  The average sold price is $1,576,250.

The highest price paid to date this year is $2,475,000 for pent house unit #4905, a 1753 sq. ft condo with 3 bedrooms and 2 baths.  The second highest price a sq. ft was $1146.41 for #2410, 2 bedroom 2 bathroom that went for $1,425,000.

In 2016 – 24 units sold at 77 Hudson, downtown Jersey City.  The average sold price was $1,133,250.   The highest price achieved was $2,460,000.

$972,500 was the median sold price at the Shore Club North in downtown Jersey City for condos closed in January this year.

The highest sold price was $1,220,000 for unit #1707  a 2 bedroom, 2 bathroom 1335 sq. ft condo sold in 23 days.

The highest $ per sq. ft. was $1000, achieved when unit #2309 sold for $780,000 in 24 days.  The 780 sq. ft condo has NYC and river views.  The average price per sq. ft of the 4 closed sales was $946.86.

Trump condos jersey cityWith just a few weeks into 2017 the average sold price for condos at the Trump Plaza in downtown Jersey City is $797.09 a sq. ft.

Three condos changed owners so far this year.   The highest price paid was $819. 52 per sq. ft or $940,000 for unit # 2605.   The 2 bedroom, 2 bathroom unit is 1147 sq. ft.   It was on the market for 76 days.

The second highest price was unit #2601, a one bed one bath 843 sq. ft. condo that closed at $665,000 or $788.84 per sq. ft.  It was on the market for 73 days.

Unit 2509 sold for $660,000 in 107 days on the market.  Price per sq. ft was $782.91.

Jersey City Golden DoorThe average sold price for condos in Jersey City downtown was $731,313 compared to $684,107 the previous year.

The average # of condos sold in 2016 was higher.  709 condos changed owners in 2016 compared to 665 in 2015.

The average days on the market in 2016 remained the same as 2015 – 35.

Overall condo sellers had a better year in 2016 compared to 2015.

$897 per sq. ft. was paid for unit #2402 at its closing earlier this month, achieving the highest price paid for a 2 bedroom unit in the building in 2016.  The 1104 sq. ft condo sold for $990,000 – $42,500 above its asking price of $947,500.

The highest $ per sq. ft. achieved in the Mandalay this year was $955 for a one bedroom unit which closed in June.

8 condos sold in the Jersey City downtown building this year.  The median price paid was $959,500.

portofinoThe Portofino building at 65 2nd Street downtown Jersey City achieved its second highest price per sq. ft. for the year with the sale of unit # 2502 at $878.13.   The 1116 sq. ft condo on the 25th floor closed in mid November for $980,000, just $10,000 below its list price.

The highest price per sq. ft this year was $922.53 realized in the sale of unit # 2012 – a 1420 sq. ft. 3 bedroom condo at $1,310,000 in June.

A total of 10 condos closed so far this year at the Portofino Jersey City downtown building.
