Trump condos jersey cityWith a change in condo sales pace in the Jersey City downtown area, now more than any other time of the year, is a great time to make an offer on a condo.  With inventory slightly higher this month than in past few months buyers have a better chance of making a deal with a ready and willing seller.

There are several condos listed for sale at the Trump Towers, 88 Morgan Street, Jersey City downtown, ranging in price from $624 per sq ft to $963 per sq ft.  The average closed sale price per sq ft in September was $775.

Similarly at the Mandalay, 20 2nd Street, Jersey City there are many to choose from starting at $732 per sq ft. to $852 per sq ft.   A month ago the average closed price per sq ft. was $747.

There are a couple condos to choose from at the Shore Club, 1 Shore Lane, ranging in price from $726 per sq ft. to $847 per sq ft.   In September the average sale price in that building was $701 per sq ft.

mandalay may 1Just listed at the Mandalay, 20 2nd Street, Jersey City, New Jersey.  One bedroom, one bathroom condos ranging in size between 675 sq ft and 700 sq ft @ prices ranging between $755 per sq ft and $855 per sq ft.  The last one bed one bath condo to change hands in the Mandalay fetched $724 per sq ft.

Also just listed at 20 Newport Parkway, 925 sq ft one bedroom one bathroom @ $727 per sq ft.  The last unit to sell in the Shore Club South building fetched $701 per sq ft in August.

New to the market at the Trump Towers, 88 Morgan Street.  2 – one bedroom one bathroom condos @ $655 and $751 per sq ft respectively, and a 2 bedroom 2 bathroom unit at $758 per sq ft.

jersey city dt may 3Sellers of condos just built in Jersey City downtown are experiencing higher list to sale ratios than sellers of resale units.

For week ending July 19, five of the 8 condos sold fetched 100 % or more of their list price.  Of these 5 condos, 2 were new construction located at 93 Bright Street.  Unit # 2, a 2 bed 2 bath 1230 sq ft condo sold at 100.06% of its asking price.   Unit #1 at the same address, a 1 bed 1 bath 960 sq ft condo fetched 100% of asking price.   The Bright Street building boasts top of the line finishes including marble counter tops and bamboo floors, and private outdoor space.

Condo # 1 at 334 7th Street, also new construction, achieved 98% of list.

Other Jersey City downtown addresses that fetched ratios of 100% or more are:  83 Bright, 100.02%, 443 2nd, 100%, and 481 Monmouth also 100%.

jersey city dt may 3If we compare condo listings new to the market and those that went under contract so far this month, with the number of new listings that went under contract for the same period in May, then it would be safe to say that there is a decline in the number of buyers who are signing on the dotted line to purchase condos in the Jersey City downtown area.  From June 1 thru June 19 this year, forty four condos came on the market, but only 3 of those are DABO under contract.

During the same period last month May 1 thru May 19, twenty one condos came to the market, and 14 of those went under contract.

Despite the apparent slow down in the market, condo prices are still increasing.   Condo # 1908 at 1 Shore Lane, a 925 sq ft, one bed one bath unit, listed at $702 per sq ft earlier this month, is under contract after 9 days on the market.  In the same building unit # 1212 closed yesterday at $685 per sq ft.

Similarly unit # 1004 at Trump Towers 88 Morgan Street, 1152 sq ft, 2 bed 2 bath  listed earlier this month at $660 per sq ft, is now under contract after 2 days on the market.  Unit # 3308 in the building closed earlier this month at $771 per sq ft.

20 Newport PwayJust listed at the Shore Club, Jersey City, unit #1710 –  1280 sq ft @ $969,888 or $757.72 per sq ft,   The last condo sold at 1 Shore Lane closed on March 6, a cash transaction for unit 1606 – 800 sq ft @ $540,000 or $675 per sq ft.  Also sold at the Shore Club, 20 Newport Parkway, unit # 2610 – 1280 sq ft for $890,000 or $695 per sq ft.  This condo lasted 5 days on the market and closed on March 28.

Also just listed at the Trump, 88 Morgan Street, Jersey City downtown is unit # 1607 – 762 sq ft @ $545.000 or $715 per sq ft.  The last condo sold at the Trump Towers was unit #602 for $515,000 or $649 per sq ft.  This condo closed on May 1.

Still available for sale at the Mandalay building 20 2nd Street in unit # 1810 – 697 sq ft  @ $529,000 or $759 per sq ft.   The last sale in the building occurred on March 25, unit # 706, a 675 sq ft unit that closed at $540,000 or $800 per sq ft.  This condo last 12 days on the market.
