The highest per sq. ft price for condos sold in the first quarter of 2018 at Trump Towers, Jersey City downtown was $931.82.  The 837 sq. ft one bedroom one bath unit closed in January for $780,000 – $14,000 above list price.  It was on the market for 16 days.

8 condos were sold during the months January to March at the 88 Morgan Street towers.  The highest sold price was $990,000 for a 2 bed 2 bath 1147 sq. ft unit on the market for 38 days.   The average days on the market for those sold was 25.

Of the 87 condos that sold in downtown Jersey City in the last 3 months January to March, only 36 or 41% closed at or above list price that is 100% or more.  Some 59% or 51 condos closed below list price in the range of 81% – 99%.

For those that closed at or above list price the median days on the market was 19.  The median days on the market for condos that did not sell for full price or higher was 27.

12 condos in the Jersey City downtown condo building at 20 Newport Parkway, Jersey City changed owners in 2017.

The average sold price was $1,082,827.

The average price per sq. ft was approximately $870.

The highest price paid was $1,280,000 for unit #318

The highest price paid per sq. ft. was $968.37  for unit #2501 which sold for $1,133,000.

The average days on the market was 28.

There is a 14.45% decline in the number of units sold during November 1, 2016 through October 31, 2017 compared to November 2015 through October 2016.

In the past 12 months, 669 units changed owners.  During the same time Nov 2015 thru  Oct 2016 some 782 units sold.  The only other Jersey City area that saw a decline was Bergen LaFayette with a 27.03% decline over the prior period.

There was also a decline in days on the market for sales in the Jersey City downtown area.  Nov 2016 thru Oct 2017 saw a 13.96% decline, 32 days, over the period Nov 2015 thru Oct 2016 with 37 days.

The past 12 months October 2016 thru September 2017 have seen a 12% decline in days on the market for units sold in the Jersey City downtown area.    During October 2015 thru September 2016 the decline was 14%.

From 2016 thru 2017 the average days on the market was 33.  For 2015 thru 2016 the time on the market was 38 days.

The overall days on the market decline for all Jersey City for 2016 – 2017 was 14%, while the overall average decline for 2015 thru 2016 was 21.84%.  Measured in days this represented 46 to 59.

Only 30 condo units have sold so far for October 2017 compared to 50 units during the same time Oct 1-21, 2016 in the Jersey City downtown area.

The average sold price for October is $861,264 compared to $814,812 in 2016.  The average days on the market is 21 compared to 25 in 2016.

Two units sold at Shore Club South 20 Newport Parkway this month.  The highest sold price was $1,140,000.  The highest $ paid per sq. ft. was $939.28.

Two units sold at the Mandalay 20 2nd Street, Jersey City downtown.  The highest price paid was $685,000.   The highest $ paid per sq. ft. was $992.59.

Jersey City downtown saw a 5.03% increase in sold prices from July 1, 2016 – June 30, 2017 compared to sold prices in other Jersey City areas during July 1, 2015 – June 30, 2016.

During the same period July 2016 to June 2017, Jersey City Greenville experienced a 25.39% increase in sold prices over July 2015 – June 2016.

Jersey City Heights saw a 20.85% increase in 2016 – 2107 prices compared to 2015 – 2016.

West Bergen increased 6.85% during 2016 – 2017 compared to the same period 2015 – 2016.

Jersey City Golden DoorThere was a 10% decline in condo sales during the first half of 2017 in Jersey City downtown, zip code 07302 compared to the same period in 2016.  In 2017 – 273 condos sold while in January to June 2016 – 305 condos changed owners.

There was a reduction too in days on the market.  In 2017 the average days on the market was 30.  In 2016 it was 31.

The average sold price increased in 2017 to $817,228.  In 2016 the average was $$727,730.
