The average price per sq. ft for condos sold at the Mandalay on the Hudson building so far for this year is $906.

3 of the 6 condos closed this year sold above the average.  Unit #2005 which closed earlier in May sold for $997 a sq. ft, that is $672,000 for 674 sq. ft with 1 bedroom, 1 bath.

In April condo #204 sold at $917 a sq. ft. or $664,000 for 724 sq. ft.    Unit # 2001 fetched $1,042 a sq. ft or $625,000 for 600 sq. ft. back in February.  Both condos had 1 bedroom and 1 bathroom each.

$782.41 the average per square foot price for condos in Jersey City downtown is the highest it’s been in at least a decade.  It’s also up by 6% from the 2016 average of $735.52.

In 2008 the average $ per square foot was $513.63.   In 2009 through 2012 the average decreased by almost 19% before climbing back to $518.17 in 2013.  The average $ per sq. ft has consistently increased since then.

Jersey City Golden DoorThe 2017 average closed sales price for all condo units in downtown Jersey City now stands at $827,206 a 12.2% increase over 2016 when the average was $726,111.  This is the highest increase since 2010 when the average closed sales price was $438,249 a 0.9% over 2009.

The second highest percentage change was in 2014  when the average closed price jumped to 11% or $597,730 over 2013 of $531,784.

Jersey City Golden DoorThe median price for condos sold in April at 700 Grove St. Jersey City is $685,000 compared to $675,000 for those sold January thru March this year.

The median list price for April has decreased.   From January to March the median list was $669,000.  In April it was $649,999.

The average $ price per sq. ft has also decreased at 700 Grove.  In April the average was $528 compared to $536.50 during January to March.

The average sold price for condos that changed owners April 1 – 24 is up to $858,650 compared to condos sold the same period last month in downtown Jersey City.  In March 1 – 24 the average sold price was $825,096.  For the month of March 1 – 31 the average was $838,250.

The average days on the market has decreased to 30 for April 1 – 24 compared to 38 during March 1 – 24.  For March 1 – 31, the average days on the market was 35.

Over the past 30 days only 24 condos changed hands compared to 34 for March 1 – 24.

In 2016 – 24 units sold at 77 Hudson, downtown Jersey City.  The average sold price was $1,133,250.   The highest price achieved was $2,460,000.

Jersey City Golden DoorDuring the past week February 6 thru 12, the average days on the market for condos in the zip code 07302 has increased to 46 compared to 13 during the same period in 2016 February 6 thru 12.

The average sold price during the past week is up significantly as well.   The average downtown condo sale price for week ending 02/12/ 17 is $766,583 in zip 07302, compared to $604,090 12 months ago.

The number of units sold is down, 8 units sold this past week compared to 11 last year.

Trump condos jersey cityWith just a few weeks into 2017 the average sold price for condos at the Trump Plaza in downtown Jersey City is $797.09 a sq. ft.

Three condos changed owners so far this year.   The highest price paid was $819. 52 per sq. ft or $940,000 for unit # 2605.   The 2 bedroom, 2 bathroom unit is 1147 sq. ft.   It was on the market for 76 days.

The second highest price was unit #2601, a one bed one bath 843 sq. ft. condo that closed at $665,000 or $788.84 per sq. ft.  It was on the market for 73 days.

Unit 2509 sold for $660,000 in 107 days on the market.  Price per sq. ft was $782.91.
